OUR STORY

converts overgrown, fire-prone forests into high-performance housing. Our patented INSTATEC system transforms small-diameter timber and forest residuals into structural panels that build faster, cost less, and permanently sequester biogenic carbon. Fire-resistant, energy-efficient, and fast to assemble — every panel turns wildfire fuel into climate-resilient buildings and forest restoration into rural economic opportunity. For impact investors, INSTATEC isn't a green upgrade. It's proof that environmental restoration and economic development are the same virtuous cycle.

Multiple crises
One systemic solution
California faces simultaneous emergencies; forests choking with wildfire fuel, and communities that cannot afford to build the homes people need. Instatec is the only system that solves both at one.
From Workforce Shortage to Rural Revitalization
From Housing Shortage to Housing Supply

Industry problem
INSTATEC solution
From Megafire Risk to Carbon-Storing Asset
For over a century, fire suppression has left California's forests dangerously overstocked—small-diameter trees and woody debris fueling a wildfire crisis that threatens communities, economies, and ecosystems alike.
INSTATEC converts that hazardous fuel load—thinning byproducts, bark-beetle-damaged timber, even fire-damaged wood—into long-lived structural panels. The result: every acre thinned for fire resilience becomes a new unit of safe, carbon-storing housing. Waste wood becomes a high-value building asset, and forest management becomes a housing solution.
From Housing Shortage to Housing Supply
California and the nation face a historic housing shortfall, with traditional construction—slow, fragmented, and labor-intensive—unable to close the gap. Families are pushed into less affordable homes while development increasingly moves toward more fire-prone areas at the wildland-urban interface, compounding the very crisis above.
The INSTATEC system's modular panels cut framing time by up to 80% and costs by nearly 25%, giving developers, public agencies, and communities a faster path to resilient, attainably-priced homes—at the scale this moment demands.
From Workforce Shortage to Rural Revitalization
Forest and mill communities that once anchored regional economies have for too long experienced decline and shrinking job bases—even as the broader construction industry confronts a severe shortage of skilled trades, throttling throughput and driving up cost and risk.
INSTATEC's lego-like assembly opens construction careers to lower-skilled labor while shifting manufacturing into rural forest regions that need it most. By moving value from job sites to local panel plants, Safe Arbor doesn't just build homes—it rebuilds the economies and workforce pipelines that make building possible.
THE INSTATEC DIFFERENCE
INSTATEC is the catalyst that changes everything
How we design
How we source
How we build
How it works
Four stages from forest floor to finished structure — each one engineered to to ourperform conventional methods.

01
Forest waste becomes feed stock
Small-diameter timber (SDT) and other wood waste from the forest floor is harvested during forest thinning activities that are vital to reduce the fuel load in our over-stocked forests. Material that previously had no market and fueled wildfires is now the feed stock for a high value product. SDT logs are processed into wood strands, smaller waste material is the biofuel that powers the production facility.
02
3D OSB panels are precision-engineered
Unlike flat OSB, the patented Instatec system uses a proprietary manufacturing process — to produce three dimensional panels, dramatically improving structural performance, installation efficiency, and fire resistance in a single manufacturing step. Components are assembled into highly energy efficient, airtight and weatherproof modules.
03
Panels arrive ready to assemble on-site
Pre-engineered modules ship to the job site like a precision assembly kit. Less skilled labor, no heavy equipment, fewer errors, and a framing timeline that compresses weeks into days.
04
A complete supply chain: forest to finish
SAFE ARBOR's vision is a fully integrated pipeline—from forest sourcing to panel manufacturing to on-site construction support—delivering a traceable, carbon-negative building system
at scale.
The full scope of what
INSTATEC solves
INSTATEC isn't a single-problem solution. INSTATEC is the catalyst for systematic change. The technology addresses interconnected crises across environment, economics, construction, and community — simultaneously.
01
Catastrophic wildfire risk
Forest fuel loads converted directly into building panels — removing hazard while creating value.
02
Carbon emissions in construction
Forest-waste feedstock makes the full lifecycle carbon-negative — a genuine first in mass-market construction.
03
Forest waste with no market
Thinning byproducts and slash piles finally have a high-value destination. Instead of burning or rotting / releasing CO2, Instatec stores it for generations.
04
Building energy efficiency
Instatec Modules create a 33% higher, fully natural thermal performance — reducing energy loads and supporting green building certifications.
01
Affordable housing shortage
The U.S. is short of over 4 million homes. Instatec cuts build time and material cost — the two largest barriers.
02
Fire vulnerability in homes
3D OSB's engineered composite ingredients and coatings creates inherent fire resistance — critical for wildland-urban interface zones.
03
Disaster and emergency housing
Modular panels can be pre-staged and deployed post-wildfire or disaster in a fraction of conventional rebuild time.
04
Designed for Disassembly
Structures built with the INSTATEC modules can be easily disassembled and relocated
05
Declining rural forestry economies
Instatec's supply chain creates new processing jobs in timber-dependent communities that have lost work for decades.
06
Tribal Nation forest stewardship
Economic value for active land stewardship aligned with tribal management — a meaningful ESG differentiator
07
Federal fuel reduction mandates
Creates commercial demand for thinning byproducts — making federally mandated forest treatment financially viable.
01
Skilled labor shortage
64% of builders cite labor as their top concern. Modular assembly reduces skilled framer dependency per build.
02
Volatile material costs
Abundant local forest-waste feedstock creates a more stable, predictable material price point versus virgin lumber.
03
Slow construction timelines
Pre-engineered panels compress framing from weeks into days — weather-independent and error-resistant.
04
Jobsite waste and inefficiency
Pre-dimensioned panels eliminate the field-cut waste (up to 30%) that accounts for a significant share of construction costs.
Why the time has never been better
SAFE ARBOR sits at the intersection of four independent mega-trends — any one of which would justify the investment thesis. Together, they define a generational window.
4M+
Unit housing shortage
in the U.S.
Demand for homes has never been higher. Traditional construction cannot close the gap at current build rates or costs. The market desperately needs a faster, cheaper and higher quality framing solution.
100M+
Acres of at-risk forest on the West Coast
Record wildfire seasons have created political and regulatory will for active forest management at a scale never before attempted — generating enormous feedstock for
Instatec panels.
64%
Of builders cite skilled labor as their top challenge
The construction workforce shortage is structural and worsening. Systems that reduce skilled-labor intensity per build aren't optional — they're survival for developers who
want to scale.
ESG
Mandates now drive institutional capital
Institutional investors and large developers face growing pressure to demonstrate carbon impact. Instatec is carbon-negative by design — not by offset — making it uniquely credible to ESG-driven capital.
